Edenton Bay Plantation is a premier gated residential subdivision situated on the Albemarle Sound. Developed by Timberline, LLC in 1999-2000, the community spans across 116 lots ranging from two-thirds of an acre to three acres. Residents of all ages can enjoy the beauty of the community, which offers a tranquil atmosphere displaying spectacular sunrises and breathtaking sunsets over the Albemarle Sound.
The community features a community pier/boat dock and a one and a half-acre stocked pond available to all property owners. Fishing is permitted on a “catch and release” basis, using a single hook only. A 100-foot-wide common area provides easy walking access from the community pond to the pier. In addition, two private ponds are available for use by the respective property owners abutting the ponds, and they are responsible for the maintenance and utility expenses.


The roads within the subdivision are private and are Bay Point Drive, Lake Wood Drive, Heritage Point Drive, Deer Path Trail, and Mallard Cove Road, which accesses the Mallard Cove lots.
Located off Soundside Road (Route 94) one mile from Route 32 South at the first curve onto Bay Shore Road, Edenton Bay Plantation is approximately four miles outside the town limits from downtown Edenton. There is an easement for non-vehicular traffic (walking or biking) to downtown Edenton through a connecting gate between EBP and the Edenton Bay subdivision.
