How Many Homes Have Been Built?

At present, there are a total of 38 completed homes within the community. Also, there are 5 under construction with an anticipated completion date of late 2023/early 2024 and 3 homes that are in the planning stages of being built.

Is this a retirement community?

No, it is not a 55+ community. Residents represent all ages including couples with young children and retirees. Though livestock and farm animals are not allowed, typical household pets are welcome.

What amenities are offered?

The community pond and pier/boat dock are available for property owners and guests to enjoy. Fishing is permitted on a catch and release basis. The boat dock accommodates a maximum of two boats.

What is the land breakdown?

Edenton Bay Plantation comprises a total of 116 lots, out of which 112 are building sites, with sizes ranging from approximately three-quarters of an acre to nearly three and one-half acres. The community also includes 15-16 acres of common ground. Among these lots, there are 29 waterfront lots, and 20 lots located within the Mallard Cove subsection.

What are the home size requirments?

The minimum square footage requirement for the lots are as follows:

  • 2400 square feet for waterfront lots
  • 2000 square feet for interior lots
  • 2200 square feet for Mallard Cove lots.
Is there a construction fee?

At present, the Architectural Control Committee requires a construction fee of $2,000, which must be paid in full before the issuance of a building permit. The purpose of this fee is to cover the cost of regular maintenance and repair of roads due to the additional truck traffic resulting from construction activities.

What is the maximum home width?

The maximum width allowed for building on a lot is 80 feet.

Is there a sewer system?

No.  To maintain a safe and healthy environment, septic tanks are required for all homes in the community.

Is natural gas available?

At present, the community solely utilizes propane gas. To comply with community standards, propane tanks are required to be buried underground.

Who is the cable provider?

The designated cable provider for the community is Mediacom.

Who is the internet provider?

Starlink RV, Mediacom, or Century Link are the current providers.

Who is the telephone provider?

Century link is the telephone company.

Assessments

Are there special assessments?

Edenton Bay Plantation features two private ponds, the Lake Wood Private Pond and the Mallard Cove Private Pond. The maintenance and utility costs for these ponds are assessed to property owners abutting each pond. Initially, these expenses are paid using HOA funds, but a special assessment is added to the annual assessment invoice as reimbursement to the HOA. There are 13 lots abutting the Lake Wood Private Pond, which are lots 46, 47, 56, 57, 58, 59, 60, 61, MC 11, MC 12, MC 13, MC 14, and MC 15. The Mallard Cove Private Pond is abutted by nine lots, which are lots 51, 52, 53, 54, 55, MC 16, MC 17, MC 18, and MC 19.

What does the annual assessment cover?

The annual assessment covers various expenses such as administrative costs, maintenance of the common grounds, entry gate, community pond, bulkhead and pier, liability insurance, and annual contribution to the Reserve Fund for repairs and replacement of capital assets including private roads, bulkhead/pier, gate, and pond.

How much is the annual assessment?

At present, the annual assessment fee amounts to $500 for the calendar year. Property owners are issued invoices on or before March 1, and payments are expected to be settled in full by April 30.

What are the construction and landscaping guidelines?

The community operates under the DECLARATION OF COVENANTS, CONDITIONS AND RESTRICTIONS, which includes Article 7, AFFIRMATIVE ARCHITECTURAL AND LANDSCAPING CONDITIONS that outlines requirements for new construction, renovations, and landscaping. The guidelines set forth by the Architectural Control Committee (ACC) Code, last revised on January 1, 2016, further defines these requirements. Additionally, Article 8, RESTRICTIONS ON USE AND RIGHTS OF THE ASSOCIATION AND OWNERS, provides further guidance for community members.

Maintenance Responsibilities

What are the owner responsibilities of developed properties?

Residents are required to maintain their homes and keep the grass trimmed. Recreational vehicles such as RVs and campers are not permitted on the property. If a resident needs to temporarily store a recreational vehicle to accommodate visiting guests, the Board must be notified.

What are the owner responsibilities of undeveloped properties?

It is mandatory for all property owners to keep their lots mowed on a regular basis to ensure that grass and weeds are kept under 18 inches. They can either engage the services of a local lawn care provider or take care of their property themselves.

Additionally, waterfront lot owners are required to promptly repair or replace any broken boards on their bulkheads and ensure that an adequate level of backfill is maintained.
